Cardi B Delivers Perceptive, Profanity-Laced Analysis of High Home Prices, Rents
The rapper blamed a lack of "motherfucking inventory" for high home prices and rising rents in low-income neighborhoods. She's not the only one.

Grasping a truth that's evaded many a Berkeley housing activist and even the administration of Flordia Gov. Ron DeSantis, rapper Cardi B laid the blame for high housing costs and rents on the lack of "motherfucking inventory."
"The way that the prices soar up, because I'm guessing there's no motherfucking inventory for the homes they're selling right now. No one is gonna try to sell their fucking home," said B in a profanity-laced, sneakily perceptive Instagram rant over the weekend.
The downward pressure that higher interest rates are putting on home prices will offer little relief to homebuyers, the rapper argued, given the dearth of available homes.
"Everyone is like yo when the interest rate is good, is high, that's great because people have to sell their home for less," said B. "Bitch, it doesn't matter if the interest rate is motherfucking high as fuck because there isn't even inventory."

B is right about the relationship between inventory and home prices—although the situation at the moment is a little less dire than it has been in the recent past. Inventory is growing, albeit only at the high-end and from a very depressed baseline.
The latest data from the National Association of Realtors (NAR) shows 1.3 million homes on the market as of July—or about 3.3 months of inventory. That's a marked improvement from January, when the number of homes for sale dropped to 850,000—or 1.6 months of inventory. However, it's below the 1.4 million home inventory in December 2019, on the eve of the pandemic.
Home prices shot up dramatically during 2020 and 2021 when inventory was at its lowest. The average sale price increased from $271,000 in 2019 to $296,000 in 2020, and $350,700 in 2021.
Most of the recent inventory growth has mostly been in the higher end of the market, notes NAR economist Lawrence Yun, saying in a press release that "limited supply at lower price points is hindering transaction activity." He seconded B's analysis that higher mortgage rates contributed to suppressed home sale activity.
Home sales fell by 5.6 percent in July, according to the latest data from NAR. Sales have declined 20.2 percent this year to date.
In her remarks, B also called out soaring rents—which she said were increasing in lower-income neighborhoods.
"The way that the rent has been rising, I just really be wondering how is people fucking keeping up?" she said. "Even in the hoods, even in mice-, rats-, possums-fucking-infested fucking apartments."
The latest CPI numbers show shelter costs have increased 6.3 percent this year.
B's connecting rising rents and higher home prices, particularly in traditionally low-income neighborhoods, tracks with analysis from Mercatus Center Affiliated Scholar Kevin Erdmann.
In a recent paper, Erdmann argues that higher home prices are a product of higher rents—both of which are downstream of restrictions on mortgage financing following the Great Recession. Many would-be homebuyers, says Erdmann, could not get a mortgage and therefore continued to occupy rental housing. Other homebuyers compensated for the restricted credit and suppressed housing supply by buying homes in lower-income, gentrifying neighborhoods.
"That price pressure gets pushed down to the bottom end of the market," Erdmann told Reason last month. "The lower you get in the market, the more you're left with only one option, to pay the higher rent."
This dynamic is worsened by pandemic-spawned supply-chain issues preventing builders from getting their hands on needed materials and pre-existing restrictive zoning regulations in America's most in-demand cities. Both suppress new construction and increase housing costs.
In short, B isn't the only one who should be wondering "how are people surviving?"

It didn't become an issue until the reaction to covid, then people fled cities like rats from sinking ships. Folks bought second homes in rural areas, investment firms bought up houses in rural areas, all exacerbated by the fearmongering media and lack of preparation for event on part of the CDC. Long story short, same number of homes and people as before 2020, but people are craven fucktards.

Can't say about her specifically, but a lot of people are demanding subsidized housing, not affordable housing. They conflate the two and want someone else to pick up the tab.
At university I lived in. A boarding house, my floor had 1 bathroom, 4 bedrooms, and a tiny kitchen. It was very bare bones, however I managed to live and save money even on my stipend. That type of housing has been outlawed in many cities in the US. These people don't want affordable housing they want kickbacks
And control over who lives where. Misbehave, out you go. Smoker? Getouddahere! No guns, uh uh. Security cameras to track residents, not to track criminals, even if one and the same.
If the rent covers the payments plus a bit left over, it's a good. Problem is in places like San Francisco where housing is deliberately kept in short supply, and new buildings need to provide for free or subsidized housing. Which given how much people are willing to pay for a crappy place in SF, is still a good deal. Overcharge for ten units while giving the other forty units away. Then leverage that development for your next project. Keep going until everything collapses then escape to Florida with the millions you pockets along the way.
Ditto for Los Angeles, New York, etc.

You would not need subsidized housing if you can build affordable housing. Places like SF or NYC can't build affordable housing due to the cost of construction. NYC can't build a public restroom for under $2 million.

It's not just the construction crew wages. Regulations increase the size required per unit and the expense of materials. Sometimes the regulations are sensible - e.g., requiring earthquake "proof" construction in the seismically-active parts of California. (OTOH, since the beginning of civilization, many cultures all over the world protected themselves against earthquakes not by adding strength and flexibility to the construction, but by keeping buildings small, lightweight, and cheap so when they collapsed, no one was badly hurt and they could easily rebuild. That approach is forbidden now, although some places ignore those that live illegally in packing crates.)
Other regulations just add cost, either so politicians can get more kickbacks from the suppliers and unions, so officials can get more bribes from developers to ignore the regulations, or at worst because limousine liberals can't imagine anyone living on less. E.g., there was a San Francisco councilwoman that demanded marble countertops in welfare housing. To put that in perspective: my richest relatives, the great-grandparents that tragically had to fire all but two of their house servants in the Great Depression, never had marble countertops.

And in what new dimension, in addition to north-south and east-west, and even up-down, will we find space for the new inventory?
Most people have some idea of what kind of space they want to live in. Single family house, condo complex, 5 story brownstone, or 30 story apartment complex. And they have a target area, with geographic and functional limits.
But, guess what, most of these trendy areas are already full of housing. No acres of vacant land in SFC, Austin, or Brooklyn. Yep, you can bulldoze the current structures and rebuild with more people per acre, but that will probably contradict the vision people have for their preferred habitat. Unless there really is another dimension.
That's what markets are for- people putting their money on the line to deliver goods and services (including housing) that they think is in demand in the specific area. And then being rewarded or not for how accurate they were.
I am pretty skeptical of the notion that putting up a few (or many) mixed retail Hipstarcologies will so drastically change the neighborhood that no one will want to live in the Mission District or SoHo or wherever. But the beauty of the market is that neither you or I have to care unless it is our money on the line.

Agreed. The first thing I notice is that these YIMBY projects aren't really being pushed where there's already similar housing, just not enough of it. It almost always seems to be targeted at semi-upscale areas. I don't think it's so much a racial thing (in contrast to the comments from yesterday's discussion). But, I do think it's about "breaking" the semi-upscale areas. Bring in lots of "affordable housing" that makes the area less valuable.
